OUR CLIENT is a renowned, established real estate investment management business with a growing £multi-billion AUM Real Estate portfolio under management. They operate worldwide within public and private investments and have instructed us solely to help them hire an experienced Asset Manager / Investment Manager with the principal aim being to add, protect and significantly add to the fund performance through asset management initiatives.


THE ROLE - Assisting the Fund Manager the role will assume responsibility for performance of an allocated mixed commercial property portfolio; taking ownership of properties and delivering all major projects and asset management initiatives – including the control and instruction and direction of external Property Managers. The day-to-day responsibilities will include but not be limited to:  


  • Procuring and implementing asset management initiatives.
  • Assuming responsibility for all rent reviews, lease expiries, options, refurbishments/redevelopment, and value enhancing /defending initiatives.
  • Responsible for void properties, controlling and driving marketing and controlling processes to completion.
  • Advising the Fund Manager of value adding and protecting initiatives.
  • Identifying asset management opportunities.
  • Appointing (in accordance with delegated authority) control and managing external consultants and third parties as necessary.
  • Controlling and delivering on budget and time of approved capital projects.
  • Minimising non-recoverable expenditure, monitoring budgets and costs, control of external fees, marketing costs and rating liability.
  • Responsible for performance and control of external PMs and their performance in accordance with the relevant agreements.
  • Monitor and report on delivery against KPIs.
  • Take ownership of oversight of debt management/rent collection.
  • Ensuring that Property Managers and consultants undertake duties as required by their appointment and deliver risk management and that controls are adhered to including H&S and statutory compliance, RPI and environmental policies.
  • Assisting the Fund Manager with capital transactions in identifying possible disposals – including sales of vacant properties.
  • Adhering to the FCA’s Conduct Rules and fostering and maintaining a culture reflecting regulatory obligations and rules.


THE PERSONTo apply you will possess a minimum of six years relevant experience in a similar role with a sound property and technical skill base and with appropriate professional qualifications and/or experience (MRICS). You will be able to demonstrate experience in marketing and letting of properties and in actively handling rent reviews, lease renewals, arbitrations and third-party processes. You should also be capable of controlling, managing, and directing external teams of professional advisors, including agents, rent review surveyors and solicitors. Personality wise you should have presence, possess strong team management skills and be able to demonstrate strong presentation skills – written and oral.

You will also be numerate with a thorough understanding of performance measurement and possess a strong understanding of the drivers of fund performance.
