Our Client is a well-established property management firm who specialise in both commercial and residential properties. They have been operating for over 30 years and manage a substantial portfolio mainly across London.  They are now looking for a Block Property Manager to join the team to help manage a portfolio of Central London property.

 

The Role will include:

  • Managing a portfolio of residential block and mixed-use properties.
  • Drafting service charge budgets for all properties.
  • Performing full review of all leases to correct/update all tenancy schedules across portfolio.
  • Processing insurance claims and arranging the repairs arising from the claim.
  • Ensuring fees are invoiced as and when appropriate for works excluded from the management contract (Section 20 Notice works).
  • Preparing and distributing agendas for Director’s meetings and AGM’s.
  • Attending Board meetings, including AGM’s and Directors meetings
  • Handling lessees’ applications for a Licence for Alteration.
  • Renewing Directors & Officers’ insurance policy for freehold companies.
  • Commissioning Fire Risk Assessments, Health & Safety reports, Water Tests and Asbestos Surveys where they are required and ensuring recommendations are implemented.
  • Ensuring all Health and Safety regulations are adhered to.
  • Checking accuracy of service charge demands and ensuring they go out on time and to the correct person.
  • Recovering arrears and liaising with tenants, instructing solicitors or negotiating payment plans.
  • Performing full reviews of service charge expenditure reports and liaising with accounts on costs which have been wrongly allocated.

 

The Person: To apply you MUST have c3+ years’ experience in residential block management and have managed your own portfolio of block properties. Knowledge and experience of service charge budgeting, Section 20 notices and Landlord and Tenant Acts / legislation will be required. The incumbent will have strong communication skills (written and verbal) as this role will be client facing.
