Our Client, an expanding Property Management firm with over £3 Billion worth of assets under management in the UK and USA covering Commercial and Residential properties, are looking for a Commercial Property Manager to hit the ground running in taking up the responsibility of one of their commercial portfolios.


The Role involves but is not limited to:

  • Ensuring that all existing and new lettings are managed to the standard of and in accordance of the group’s procedures.
  • Interpreting leases clearly and with confidence to ensure that the portfolio is managed in accordance to the previous lease provisions.
  • Minimalizing void periods and maximising rental income.
  • Instructing agents and surveyors to conduct and provide any relevant marketing or valuation advice.
  • Undertaking and reviewing tenant references and ensuring that offers are only accepted by suitable tenants.
  • Ensuring to report all offers to the Area Manager.
  • Correctly instructing solicitors to prepare leases and draft clauses such as rent reviews.
  • Negotiating rent reviews and lease renewals in conjunction with Consultant Surveyors.
  • Dealing with all interim schedules of dilapidations and schedules of condition.
  • Dealing with a number of licences including Deeds of Variation.
  • Dealing with lease assignments and expiries including section 25 and 26 notices.
  • Ensuring that all utility supplies are managed during an of a tenancy.
  • Making sure to liaise with leaseholders and tenants through general correspondence including emails and newsletters.
  • Liaising with Block and Estate Managers in regards to any communal issues or major works.
  • Accurately maintaining Property Records.
  • Running reports and inputting data onto the company’s Property Management System.
  • Appropriately dealing with Insurance Claims in conjuncture with procedure.
  • Undertaking routine property inspections and identifying any breaches or maintenance issues.


The Person: To apply, you MUST exhibit a strong commercial background with experience dealing with all aspects of property management. It will be beneficial to have a degree level and an industry recognised relevant qualification. You should have sound working knowledge of Landlord and Tenant legislation, H&S legislation, RICS guidelines and other best practices applicable to commercial property management. The knowledge of property systems would be an advantage.
