OUR CLIENT is an established private property investment and management company. They directly own a sizeable portfolio of residential (ASTs & blocks) as well as commercial properties across the UK. Due to re-organisation and continued growth of their residential property management department, they are now looking for a Head for their Residential Department who will be responsible for their AST, HMO and block portfolios and teams. 

THE ROLE: This position will report directly to and support the DMD and will include but not be limited to:  

  • Supervising and directing the activities of residential property management staff and portfolio.
  • Taking ownership of all Head of Department enquiries and dealing with appropriately.
  • Co-ordinating the department’s work on a daily and weekly basis.
  • Ensuring all regulatory requirements are met.
  • Responsible for handling legal issues and attending court.
  • Acting as the first port of call for all serious tenant/property management issues.
  • Responsible for the successful operations of properties and works to ensure the department operations surpass industry standards.
  • Working with the Head of Property in planning and strategy for both short and long term goals.
  • Participating in the recruitment, interview, selection and evaluation process for property management staff.
  • Monitoring market conditions regularly and communicating with appropriate staff to address any relevant market changes.
  • Dealing with Deposit Disputes and Statutory Declarations and preparing and submitting deposit claims.
  • Producing KPI reports and action lists for Property Managers.


THE PERSON: In order to apply, you MUST possess at least 10 years’ relevant experience in property with 5 of those years in a senior management level position and be capable of guiding, managing and progressing a sizeable team. You must also be able to demonstrate strong knowledge, understanding and experience of the residential lettings industry (along with understanding of various section notices and other relevant legislation). The successful candidate will also have exposure to HMO’s and block management and ideally be ARLA qualified and have proven strong market knowledge and commercial awareness. The role is suited to somebody who is personable and well presented, with exceptional customer service and communication skills. This is a very good opportunity for someone to work ‘client-side.’
