Portfolio Surveyor – Client side-Central London

OUR CLIENT is a renowned and established Property Company and owner of central London real estate with tenants ranging from hotels, retail chains and professional / successful businesses. As a result of portfolio expansion, they have now instructed us to recruit an additional Commercial Portfolio Surveyor to join their team.  


THE ROLE: The successful candidate will be solely responsible for the day to day asset management, management, L&T and financial running and budgeting of a portfolio in Central London which will entail:

  • Assessing and implementing asset enhancing initiatives such as lease re-gears, redevelopment etc.
  • Monitoring tenant rental performance and taking action on any default.
  • Lease renewals and rent reviews.
  • Managing external agents on professional works.
  • Liaising with the accounts team and being responsible for preparing Service Charge budgets.
  • Organising and being responsible for Health & Safety compliance on your portfolio of properties.
  • Arranging for Insurance renewals and placement of insurance for new assets.
  • Processing all tenant applications such as licences to assign, sublet and alterations in a timely manner.
  • Arranging for terminal schedules of dilapidations when necessary using Building Surveyors.
  • Reviewing advisors to ensure they meet expectations and costs.
  • Contributing to continual improvement of departmental systems and procedures, reporting structures, workflow and client reporting.

 

THE PERSON: To apply, you will ideally be MRICS or QBE and will possess a minimum of 10-15 years practical – commercial real estate experience and have managed a portfolio, ideally including Central London assets. The ideal candidate will also possess a proven track record and extensive knowledge within L&T / management surveying with rent review exposure and be able to efficiently manage a commercial portfolio without frequent supervision. You will also be proficient in Excel and ideally have had exposure to known Property Management system.  Depending on the person, the new surveyor may also periodically get involved in looking at new investments.
