Our Client is an expanding property management company operating predominantly in Central London, they focus on residential block assets. The client are looking for a Property Manager or Senior Property Manager to join their team and will be responsible for a portfolio consisting of high-end and new build properties, where salary is dependent on the candidates level of experience.


The Role will include but is not limited to:

  • Responsible for managing a portfolio of high-end Central London residential blocks.
  • Preparing draft service charge budgets and liaising with the client and implement upon agreement.
  • Ensuring client reports are prepared and delivered on a regular basis in line with the management agreements.
  • Reviewing internal reports and ensuring budget to actual is monitored to control overspends on portfolio.  
  • Ensuring cash-flow is maintained and that client funds remain in balance and not overdrawn.
  • Preparing Section 20 notices and answering any queries.
  • Ensuring service charge and or ground rent demands are raised in advance of the due date and that they are checked for accuracy before issuing.
  • Ensuring you read relevant site information, contracts etc. to understand how the site is to be managed and what service regimes are in place.
  • Liaising and supervising estate staff where applicable.
  • Liaising with contractors and other professional advisors as necessary including solicitors where debtor recovery action is required.
  • Flagging any Health and Safety issues affecting the site and liaise with the repairs/administration team to rectify defects
  • Receiving site staff reports where applicable, overtime/payroll returns and process as necessary or pass to relevant manager for authorisation.
  • Reviewing as required, supplier records; CIS certification, insurance and Health and Safety documentation, and work with the Administrator in maintaining up to date records and supplier database.
  • Attending client meetings, AGM, EGM, Residents’ Association meetings as necessary.
  • Assisting with legal enquiries and the collation of material for solicitors.


The Person: To apply, you MUST have a minimum of 2-3 years’ experience in a similar role, as well as demonstrate previous experience in managing high-end and new build portfolio. The ideal candidate will either have or be working towards a relevant qualification.
