OUR CLIENT – Is the management arm of a sizeable privately owned property investment company and have instructed us to recruit a talented Residential Development Surveyor to join their successful residential development and projects team.


THE ROLE would suit someone with exceptional interpersonal skills, a ‘developer mind-set’ and with strong commercial and technical acumen and the remit will be to develop and enhance the existing portfolio of the business, ensuring that excellence is delivered as standard, with significant value add and design flare with every project. The group’s extensive portfolio gives the opportunity to diversify skills and knowledge across a number of different asset types, ranging from apartments within central London, through to complex but exciting new build schemes in regional locations.


Duties will include:

  • Reporting to the Head of Projects, you will take ownership of your assigned residential developments, managing them from initial scoping to final snagging and photographs, at all times focusing on cost, quality and design.
  • Building strong relationships with internal and external stakeholders and be an exceptional team player, ensuring that projects are delivered smoothly, on time and on budget.
  • Instructing and managing contractors’ consultants and local authorities on behalf of the group.
  • Undertaking regular site inspections to monitor and record works in progress and instructing works, as necessary.
  • Monitoring contractor performance, monitoring contractor health and safety and associated administrative duties.
  • Updating project files, property management database and photographic records relating to building and refurbishment projects.
  • Drafting reports and proposing works following site surveys.
  • Liaising with external managing agents, external consultants, and Local Authorities as necessary and then specifying the works and obtaining quotations from contractors.
  • Pre-acquisition advice on the condition of properties and potential spend, completing reports as necessary.
  • Co-ordinating and managing planning applications.


THE PERSON – To apply, you will require exceptional communication skills and be a highly motivated, enthusiastic, team player with demonstrable experience in managing contractors directly and working with external consultants on residential projects of all sizes and scopes.  You will need a ‘can do’ attitude with strong aptitude on site and be happy to get your hands ‘dirty’, but with comprehensive administration and record keeping capabilities. You will also need to galvanise professional service teams, getting the most out of trusted external architectural, building and planning consultants, whilst holding a strong loyalty to the clients’ interests.

A ‘developer mind-set’ is Essential, with good knowledge and understanding of the full property development process, including development appraisals, planning, JCT Minor Works Contracts, building/construction, building regulations etc.  You should also be able to use Auto CAD (ideally Vector Works) drawing package to prepare layout plans, be commercially focused, and striving to unlock additional value on all projects.
