The number of housing completions and starts on site enabled by Homes England last year rose 9% and 11% respectively year on year.
According to new government data, between 1 April 2025 and 31 March 2026, housing programmes managed by Homes England resulted in 40,332 completions as well as 42,433 starts on site.
Of the completions, 32,243 were for affordable homes, up 14% on the previous year and representing four fifths of all completions during the year.
Social rented home completions rose 65% year on year to 9,381 homes, while intermediate affordable housing schemes and affordable rental schemes increased 13% to 13,388 homes and 12% to 9,460 homes respectively.
Meanwhile, 33,171 starts were for affordable houses, up 12% on the previous year and representing 78% of all starts.
Homes England chief executive Amy Rees said the figures were a “marker of progress” that reflects the agency’s “continued focus, alongside our partners, on delivering the tenures that matter most to those in need”.
At the end of March, Homes England also launched the National Housing Bank, which will deploy £16bn of debt, equity and guarantees to support the development of 500,000 homes, just weeks after it opened bidding for funding from the government’s £39bn Social and Affordable Homes Programme 2026-36.
“With the government’s landmark £39bn Social and Affordable Homes Programme now underway, and the National Housing Bank operational, we have strong, long-term foundations to build momentum at scale,” Rees added.
“There is more to do and we are clear about the challenges ahead. But I am proud of what the team has achieved this year and confident in our ability to continue delivering the homes that communities across England need.”
