Our Client is an established and thriving chartered surveying firm specialising in commercial and Residential property, and they are currently seeking a Commercial Property Manager to join their team and will be reporting directly to the Partners of the firm and will work closely alongside the firm’s Accounting team.

The role will involve the following:

  • Responsibility for all aspects of the day to day management of the commercial portfolio.
  • Ensuring Landlords and Tenants are complying with the requirements of their tenancy agreements.
  • Working alongside the team’s Management Accountants, Partners and support staff.
  • Being a primary point of contact for Landlords and Occupiers.
  • Preparing and circulating regular updated Management Reports to Clients.
  • Addressing energy efficiency and sustainability whilst raising awareness to both Landlords and Tenants.
  • Preparing and maintaining annual service charge budgets and working alongside the Management Accounting team on reconciliations.
  • Regular monitoring of client money accounts insofar as overseeing the management of rent arrears, ensuring that expenditure is aligned with budgets and liaising with colleagues and clients where proposed expenditure falls outside of the annual budget to ensure no over-spend in any particular year.
  • Reviewing and approving Licences to Alter.
  • Monitoring lease events such as lease expiries, rent reviews and break options to ensure these are dealt with in good time.
  • Identifying and pursuing new Property Management instructions.

The Person MUST have worked in a commercial property firm with extensive commercial property management and service charge budgeting experience. The incumbent will be ambitious with the ability to think on their feet. The right candidate will be very articulate with strong presentation skills as liaising both internally (Surveyors) and externally (Clients) is a key element of the role.
